The Bulgarian company TEKA Ltd. owns real estates - separate parts of an old and privatized state enterprise. The properties are located in the industrial zone of Sofia. A request was received from the Spanish company AMIG - Amilibia y de la Iglesia, SA to assess the fair market value of the company's assets for the upcoming business combinations and cooperation.
Activities of the HIRON's team
The task of HIRON's evaluators was to analyze the status of the assets and the factors that affect their fair market value and provide a price range recommendation. The assignor needed an independent appraisal report reflecting the results of the application of at least two market methods. The following activities were carried out:
* analysis of the legal status of the real estate and conclusions about its impact on the price;
* a full description of the assets, including enclosed photos, drawings and cadastral sketches;
* justification for the methods used in the assessment;
* reference to current market analogues and benchmarking;
* a description of the valuation analyzes and assumptions made in the assessment;
* conclusions about the fair market value obtained by weighing the results of the two methods applied;
